Breakwater Estates and Harbor Walk

Nestled to the south and southeast of Warren Lake sits Breakwater Estates and Harbor Walk.  This mature, custom-home neighborhood is centrally located, but feels like it’s own private retreat from the city.  If you’re lucky, your custom home will be on the shores of Warren Lake, where every home that backs to it has incredible sunset views of Horsetooth and the north Front Range. There’s plenty of mature landscaping and trees, winding walkable streets, and great views.

There is not a common or typical style of home in Breakwater Estates and Harbor Walk – it was truly meant to be a subdivision of custom homes, all with unique features and characteristics.  There are cozy ranches, stately 2 story homes, brick, stucco, timber – you name it, you can find your style here.

Breakwater Estates and Harbor Walk are ideally located in mid-town Fort Collins. You’re literally across the street from the Collindale Golf Course, just just a short bike ride from the amenities and restaurants at the Foothills Mall. If you need to commute, you’re in close proximity to both the Harmony and College corridors.  You’re within a quarter mile of any conveniences like grocery, hardware store, pet store, bank, restaurants, etc.

Now, the area is pretty unique, there are not hundreds of homes so home sales are few and far between.  Also, being in the high end price range, these homes tend to turn over less often.  Most of the homes in the area were built between the mid to late 1980’s through the mid to late 1990’s, although there are a few outliers.  The size of homes range quite a bit, from 4500 sf, to over 10,000 sf!  Most homes are equipped with a decent amount of land too, generally 1/3rd of an acre at a minimum, all the way up to nearly an acre.
